01How do I book a room?
Send a booking request with your move-in date and how long you want to stay. We reply within three working days with what is available. If it suits you, we ask for a few documents, arrange a viewing if you are in Munich, and then send you the lease to sign electronically. Once it is signed, the room is yours.
02Who can rent here?
Working professionals, young professionals, all kinds of students - working students, international students, exchange students, and interns. If you are a student then we ask for one piece of evidence that the rent is affordable for you, confirmation of enrollment or an internship if that applies, and an identity check before we offer you the room.
03What exactly is included in the price?
Rent, furniture, mattress, duvet and pillow, heating, hot water, electricity, water, high-speed internet, weekly cleaning of the shared areas and one bicycle parking space. Also waste charges, garden care, winter service and building insurance. One figure, one monthly payment, and no annual utilities bill to settle later.
04What happens on my first day?
You arrive at your appointment slot between 08:00 and 20:00. We walk through the room and shared areas with you, complete a written handover record with photographs, check the inventory together, hand over the keys and Wi-Fi details, show you the mailbox, check your liability insurance, and point out the escape routes, fuse box and water stopcock. You leave with a copy of everything you signed.
05How long does it take to get into Munich?
The S-Bahn reaches Marienplatz in about 25 minutes, with trains every 20 minutes. Allow around half an hour door to door to the middle of the city.
