Booking and applying

Send a booking request with your move-in date and how long you want to stay. We reply within three working days with what is available. If it suits you, we ask for a few documents, arrange a viewing if you are in Munich, and then send you the lease to sign electronically. Once it is signed, the room is yours.

No. You can view it in person, take a guided live video tour with us, or book without a viewing at all. If you sign without ever seeing the room, you have a statutory 14-day right to withdraw from the contract for any reason and at no cost. We send you the withdrawal form with your lease.

No. There is no reservation fee, no holding fee and no application fee. Your signature on the lease is what reserves the room, and from that moment it is off the market. The first payment you make is your first month's rent and the first part of your deposit, both before you collect the keys.

Three working days. We hold the room for you during that time and nobody else can take it. If you need longer, ask us. If we do not hear from you, the room simply goes back to being available and you owe nothing.

Working professionals, young professionals, all kinds of students - working students, international students, exchange students, and interns. If you are a student then we ask for one piece of evidence that the rent is affordable for you, confirmation of enrollment or an internship if that applies, and an identity check before we offer you the room.

That is normal when you are arriving from abroad and it is not a reason to be refused. A blocked account, a scholarship confirmation, a guarantor outside Germany or prepaying the first few months all work. Plenty of Munich landlords use a missing Schufa as a filter. We do not, because a credit record you have had no time to build tells us nothing about you.

Nothing with your first enquiry. Once we have shortlisted you we ask for one piece of financial evidence and, if it applies, proof that you are a student or intern. That goes through a secure upload link, never email. Your identity is handled separately and later, at the point we are ready to offer you the room.

One piece of financial evidence, proof of status if you are a student or an intern, and an identity check at the end of the process. That is all. There is no tenant self-disclosure form, and we never ask about family plans, religion or health.

Through a secure identity verification service, the same kind German banks use, where you photograph your document and your face on your phone. It takes a couple of minutes. If you are viewing the room in person we can simply check your document there instead.

Only if you become a tenant, and then only what we are required to keep. From the verification service we receive a confirmation that your identity checked out, not your passport image. If we do not offer you a room, we hold no identity documents at all, because we never collected any.

Because we would end up storing passport scans for everyone we could not house, which is a risk to you and no use to us. A scan also proves very little, since anyone can upload an image. A proper verification check at the right moment is safer for both of us.

If the room is free and your documents are in order, usually within 1 to 2 days .

We will tell you straight away and offer you a place on the waiting list for that room type, with your position. We also tell you what else is free. Rooms come up regularly, and waiting-list members hear first.

Yes, in the rooms that are big enough. Shared rooms have two separate beds, two wardrobes and two desks, laid out so nobody is sleeping side by side. You both sign the lease separately. Sharing costs less per person than any single room we offer. And you get a referral bonus of 100 euros for successful referral.
