One figure, one payment, no annual utilities bill. This page sets out exactly what that figure covers and the handful of things it does not, because a price that hides its exclusions is not really a price.

01What exactly is included in the price?
Rent, furniture, heating, hot water, electricity, water, high-speed internet and cleaning of the shared areas. Also waste charges, garden care, winter service and building insurance. You get one figure and one monthly payment, and there is no annual utilities reconciliation to settle later.
02What is not included?
The German broadcasting contribution, cleaning of your own room, your own contents and liability insurance, your phone and streaming subscriptions, replacement of keys you lose, and damage beyond normal wear. Parking and extra storage are charged separately where they are available.
03What is the Rundfunkbeitrag and do I have to pay it?
It is Germany's public broadcasting contribution and it is not included in your rent. It is charged once per home, not per person, so everyone in your shared home together owes one contribution of roughly EUR 18 a month, which you split between you. At move-in we tell you who is registered for your home. If you receive BAföG or certain other benefits you can usually apply to be exempt. We do not collect this money ourselves.
04Why do you not just include the broadcasting contribution?
Because it is a levy on the people living in the home rather than a cost of the building, and it cannot properly be built into rent. We would rather say so than advertise that it is included and explain otherwise later.
05When is rent due and how do I pay?
Monthly in advance, by the third working day of the month, by SEPA direct debit or bank transfer. If you move in mid-month you pay only for the days you stay. We do not take cash and we never ask you to pay to a different account than the one in your lease.
06What happens if I pay late?
You get a reminder and interest can be charged. If you fall two months behind we are entitled to end the tenancy. If money is tight, contact us before the due date: a written payment plan is always better than arrears, and we would much rather arrange one.
07How much is the deposit?
Two months' net rent, capped at EUR 1,500. By law you can pay it in three equal monthly instalments, and we offer that to everyone rather than waiting to be asked. The statutory maximum is three months' rent; we ask for less deliberately.
08When do I get my deposit back?
Within 30 days of handover, with interest. We can move that fast because your rent already includes utilities, so there is no annual bill to hold money against. If we deduct anything, you get an itemised statement showing what and why.
09Will the rent go up?
Not during a fixed-term contract. On an open-ended contract any increase follows the statutory rules and comes in writing well in advance. If your contract has agreed steps, every step and date is written into it before you sign.
10Do you charge an agency fee?
No. You rent directly from us and there is no commission to pay.
