Rent, furniture, mattress, duvet and pillow, heating, hot water, electricity, water, high-speed internet, weekly cleaning of the shared areas and one bicycle parking space. Also waste charges, garden care, winter service and building insurance. One figure, one monthly payment, and no annual utilities bill to settle later.

The German broadcasting contribution, cleaning of your own room, your own contents and liability insurance, your phone and streaming subscriptions, replacement of keys you lose, and damage beyond normal wear. Parking and extra storage are charged separately where available.

It is Germany's public broadcasting contribution and it is not included in your rent. It is charged once per home, not per person, so everyone in your shared home together owes one contribution of roughly EUR 18 a month, split between you. At move-in we tell you who is registered for your home. If you receive BAfoeG or certain other benefits you can usually apply to be exempt. We do not collect this money ourselves.

Because it is a levy on the people living in the home rather than a cost of the building, and it cannot properly be built into rent. We would rather say so than advertise that it is included and explain otherwise later.

One month's rent. If your room is EUR 899 a month, your deposit is EUR 899. Most landlords in Munich ask for three months, and the law would allow us to as well, so we ask for less on purpose, to make your arrival and your stay more comfortable.

Yes, in three equal monthly parts. That is your right by law and we offer it to everyone rather than waiting to be asked. The first part is due before you collect your keys and the other two go out with your next two rent payments. Nobody is refused keys for using it.

Your first month's rent, pro-rated if you start mid-month, and your deposit of one month's rent. On an EUR 899 room that is EUR 1,798 in total. Both have to have cleared before we hand over the keys. If you are spreading the deposit over three months, you pay the first month's rent plus the first third of the deposit before you collect the keys. There is nothing else to pay, and no fee for reserving the room.

Within 30 days of handover, with interest. We can move that fast because your rent already includes utilities, so there is no annual bill to hold money against. If we deduct anything you get an itemised statement showing what and why.

In a separate account, held apart from our own money and protected if anything happened to us, earning the normal rate for savings deposits. The interest, if any, is yours and not ours.

No. Rent runs to the end of the contract and the deposit is settled afterwards.

Monthly in advance, by the third working day of the month, by SEPA direct debit or bank transfer. You get a rent statement at the start of each month and a receipt when it is paid. We do not take cash, and we never ask you to pay to an account other than the one in your lease contract.

You get a reminder and interest can be charged. If you fall two months behind we are entitled to end the tenancy. If money is tight, contact us before the due date. A written payment plan is always better than arrears and we would far rather arrange one.

Not during your contract term. If you extend, we will tell you the price before you commit, so there is nothing to discover later.

No. You rent directly from us and there is no commission to pay.

Yes, EUR 100 by bank transfer once they have signed and moved in. We pay it out rather than crediting it against your rent, which keeps everyone's paperwork clean.
