Moving in and out
Two days matter more than the rest: the day you arrive and the day you leave. Both are documented in writing with photographs, which protects you as much as it protects us.

01What happens on my first day?
You arrive at your appointment slot between 09:00 and 19:00. We walk through the room and shared areas with you, complete a written handover record with photographs, go through the inventory, hand over the keys and Wi-Fi details, and show you the escape routes, the fuse box and the water stopcock. You leave with a copy of everything you signed.
02What if I arrive late at night or on a Sunday?
Tell us in advance and we will arrange it. If nobody can meet you, we hand over by key safe with a video walkthrough, then complete the handover record with you within 48 hours. Nobody should land in a new country and find they cannot get in.
03What do I need to bring?
Bedding is provided for your first night, along with the mattress, pillow and duvet. Bring your own towels and anything personal. Optional packs for towels and basic kitchen things are available to pre-order, so you can arrive with nothing and still shower and eat.
04Do you help with the Anmeldung, the address registration?
Yes. You must register with the municipality within two weeks of moving in, and for that you need a confirmation from your landlord. We give you that Wohnungsgeberbestätigung at handover. Registering late can attract a fine, so book your appointment in your first few days.
05What if I find something broken after I move in?
Tell us within seven days and it counts as pre-existing, so it can never be held against your deposit. After that, report anything as soon as you notice it. A small fault reported early stays small.
06What do I have to do before I leave?
Empty the room, clean it, empty and defrost the fridge, take out the rubbish, fill any nail holes, put the furniture back where it was and return every key. You do not have to repaint. Decorating is our job, not yours.
07When exactly do I have to be out?
By 12:00 on the last day of your contract, and the handover appointment happens then. Leaving the keys somewhere does not end the tenancy; the handover does. Book the appointment as soon as you know your date.
08Can I ask for an inspection before the final one?
Yes, and we recommend it. About three weeks before you leave we will walk through with you and point out anything you can put right yourself. It usually means nothing is deducted at all.
09What can be deducted from my deposit?
Unpaid rent, missing inventory, unreturned keys, cleaning if the room was not left clean, and damage beyond normal wear. Normal wear is never deducted, and neither is decorating. Everything is compared against the photographs taken on your first day.
10What if I lose a key?
Tell us straight away. You pay the replacement cost of the key. If a lost key genuinely compromises the building's lock system there can be a larger cost, which is one good reason to hold liability insurance.
